A project of over 500 condominium units developed by Prével Alliance in partnership with Inovim, located facing Promenade Bellerive in the Mercier-Est/Tétreaultville sector in Montreal. The seven-phase development, three of which are completed, offers condos and townhouses.

An established builder seeking affordability

Founded in the late 1970s, Prével now has over 12,000 housing units to its credit.

Working at the company for 15 years, Louis-Philippe Paquette holds the position of sales director for the Cours Bellerive project. "We really wanted to develop a more accessible project, given the prices that have continued to rise in recent years," he explains. This strategic direction marks a turning point for Prével, whose projects traditionally focused on more central sectors like Griffintown.

The project is developed under the Prével Alliance banner, a partnership with Inovim that oversees construction. The architecture is by Forme Studio, while Gauvreau Design handles interior space design.

A strategic location along the river

Les Cours Bellerive occupies a nearly 400,000 square foot site in the Mercier-Est neighborhood, also called Tétreaultville. "What distinguishes this project is its location facing Promenade Bellerive, which is one of the major assets," notes Louis-Philippe Paquette.

Promenade Bellerive is one of the rare linear parks along the St. Lawrence River in Montreal, extending nearly three kilometers. "We're surrounded by water in Montreal, but few sites offer real access to the river," he specifies. The project is located directly facing this large green space, separated only by Notre-Dame Street and a pedestrian crossing.

Road accessibility represents another major asset. Less than two kilometers from Highway 25 and near the Hippolyte-Lafontaine tunnel, the sector allows quick connection to the South Shore and North Shore. "You can get to the South Shore or North Shore very quickly. I have clients who need to travel from one shore to another for work. So the project is well located for these trips," notes the sales director.

Public transit also serves the sector: Honoré-Beaugrand metro station is three kilometers away (15 minutes by bus), with an express bus to Notre-Dame allowing downtown to be reached in 35 minutes. River shuttles to Parc Jean-Drapeau or the Old Port add an appreciable seasonal option. The project is also connected to the Express Bike Network (REV).

A project of over 500 units in seven phases

The development totals over 500 units spread across seven phases, including 20 townhouses. At the time of the interview, three complete phases and ten townhouses were built and two new phases were under construction, representing over 300 units sold to date.

The typology favors six-story buildings, although the heart of the project will host two larger towers of 10 and 12 stories. "We will have 10 and 12-story buildings in the center of the project. Five of the seven buildings have six stories," details Louis-Philippe Paquette.

Areas range from 450 to 600 square feet for one-bedroom units, 600 to 1,000 square feet for two bedrooms, and 950 to 1,100 square feet for three bedrooms. Balconies vary considerably, from the smallest at 50 square feet to the most generous at 180 square feet (some measuring 32 feet long by 5.5 feet wide).

The next deliveries are scheduled for spring 2026, with staggered completion until early 2027.

Architecture and materials: a balance between modernity and industrial character

The brick and concrete construction is characterized by its nine-foot exposed ceilings. "It's a nice balance between the very modern side of the floor finishes — whether it's the flooring, kitchen or bathrooms — and the exposed concrete ceiling that gives a distinctive character, almost a builder's signature, with a slightly more industrial side," explains Louis-Philippe Paquette.

The on-site design center offers an unusual customization approach. "We have a real design center on site with a multitude of choices, for ceramic as well as quartz countertops or flooring. You can mix everything," specifies the sales director.

Mechanical systems include air exchangers, wall-mounted air conditioning with rooftop compressor, and electric baseboard heating. Included appliances are the stove, dishwasher, refrigerator and range hood. The intercom connects to cell phones. The fenestration, abundant and slightly oversized, maximizes brightness and views.

A landscaped project heart of 100,000 square feet

The development of a 100,000 square foot central park is one of the project's signatures. "Between nature and city: the large green spaces in the center of the project with, across from it, Promenade Bellerive," summarizes Louis-Philippe Paquette.

This space offers landscaping and outdoor furniture, including chairs, benches and relaxation areas, as well as paths connecting each of the phases.

The common areas of the building under construction, scheduled for 2026, will include a sports center, a telework space and a lounge. These facilities will be accessible to all project residents.

The coworking space represents a first for the builder. "This is the first time we're building such an extensive coworking, telework space," emphasizes Louis-Philippe Paquette. Beyond collaborative open spaces, the layout includes private glass cabins. "These are small cubicles where you can work, have Zoom meetings or calls while benefiting from this private aspect," he details.

A multifunctional room for private events is also located on the ground floor.

A developing residential neighborhood

The Mercier-Est/Tétreaultville sector offers a peaceful residential character with access to services. In the immediate vicinity, on the other side of Notre-Dame Street, Parc Taillon offers volleyball courts, children's play structures and a recently renovated public pool. An indoor pool is also one block away.

The neighborhood has elementary and secondary schools, daycares and kindergartens. Local businesses include supermarkets, pharmacies and restaurants.

A diverse clientele attracted by affordability

The project mainly targets two segments: first-time buyers and pre-retirees or retirees. "For our first-time buyers, in this sector, it's a project that is financially accessible," explains Louis-Philippe Paquette.

Telework has changed location criteria. "With telework, people have changed a lot. There's no longer the need to be five minutes from their workplace. So, at that point, going a bit more to the east of the city is entirely possible if you work two, three, four days a week remotely," he observes.

The clientele comes notably from sectors like Verdun, the Plateau and Rosemont. The proximity to major roads also attracts buyers who need to travel from one shore to another, as well as retirees whose children live on both sides of the river.
