At 1000 avenue des Bois, in the Sainte-Dorothée sector of Laval, Quartier Metta has been taking shape for several years now. Developed by Groupe Trémä, this residential project of 248 units combines single-family homes and turnkey townhouses. It is described as a quiet area, while enjoying proximity to Montreal and the Sainte-Dorothée REM station, less than two kilometers away. At the time of writing, approximately 90% of the units in this phase are already occupied or under construction.
Real Estate Project
Two hundred and forty-eight units, divided between single-family homes and two townhouse models: that's the framework of Quartier Metta. One of the townhouse models particularly emphasizes the exterior, with a concrete terrace and a garage. The areas vary from 1,700 to 2,900 square feet. Only one phase is currently underway, and it is progressing smoothly: approximately 90% of the units, or nearly a hundred homes, are already occupied, with the rest under construction or for sale.
“We go beyond the requirements of the National Building Code in terms of construction quality,” says Yves Raymond, the project's sales director. The turnkey concept leaves little room for improvisation: in the townhouses, buyers only need to bring their furniture, light fixtures, appliances, and bathroom mirrors. The rest is included. For single-family homes, landscaping, lawn, and asphalt are part of the standard delivery. And for those who want to go a bit further, options such as heated floors or glass railings are added to an already substantial list, which includes central heating, pre-installation for central vacuum, and garage door.

This attention to detail is no accident, according to the sales director. “Many of our buyers prefer not to have to do any work after purchase,” he explains. “Some even ask us for help installing lighting or hanging bathroom mirrors.”
The Sainte-Dorothée Neighborhood
In western Laval, between Club de golf Le Cardinal and the Centre de plein air de Sainte-Dorothée, Quartier Metta benefits from a location two kilometers from the Sainte-Dorothée REM station — an asset that the developer clearly highlights in its promotion. Le Devoir noted that the REM is currently stimulating real estate development in several sectors of western Laval. Thanks to this station, downtown Montreal is accessible in approximately 25 minutes, according to information released by the developer. The sector also benefits from quick access to highways 13 and 440.
But Mr. Raymond's star argument is the atmosphere. “Everything is nearby,” he summarizes, listing the schools and numerous parks in the sector, which he describes as calm despite the proximity to the island of Montreal. To convince the undecided, he even has a simple recipe: “When people hesitate, we invite them to come walk around the project in the evening, around 8 o'clock. They immediately see how quiet and family-friendly it is.”

Outdoor enthusiasts won't be left out: the sector has a network of bike paths and walking trails, as well as an Outdoor Center with hiking trails, soccer and tennis courts, playgrounds, and picnic areas. Golfers have Club de Golf Le Cardinal nearby and Club de Golf Islesmère a bit further. For shopping, Carrefour Laval and a Costco are located 7 or 8 kilometers away, according to Mr. Raymond, who notes that those who work downtown or in the west of the island often favor public transportation rather than cars for these trips. As for fresh air lovers, they will benefit from proximity to the permanent agricultural zone of Sainte-Dorothée, which preserves part of the sector's undeveloped green spaces.
Developer Presentation
Behind Quartier Metta is Groupe Trémä, founded in 2019 by Philippe Marsan. Before that, in 1996, he launched CIM Signature, a company specializing in the design of fully customized homes. For more than 15 years, Mr. Marsan has also been involved in the evolution of the construction industry in Quebec: he notably chaired the board of directors of the Association des professionnels de la construction et de l'habitation du Québec (APCHQ). “Design quality is in Trémä's DNA: it's our way of thinking about the home,” summarizes Mr. Raymond. The company, for its part, displays a mission that aims to be straightforward: “to build sustainable housing that contributes to creating environments where it's good to live,” while focusing on practices aimed at limiting the ecological footprint of its constructions.

Architecture and Materials
It's the firm TLA Architectes that designed the plans for Quartier Metta. On the facades, brick dominates, complemented by a metallic wood-effect siding — a choice oriented towards durability. The uniformity of materials and colors is not left to chance: it responds to the municipal regulations of the City of Laval. On style, Mr. Raymond aims for timeless rather than the trend of the moment: “We want homes that will age well, that won't look dated and that will remain pleasant even over the years.”
The townhouses, for their part, are spread over three or four levels, including basement, with particular attention paid to brightness. The generous windows allow some units to reach almost the height of the surrounding trees. Inside, some models incorporate a pantry in the kitchen, and the master bedroom bathrooms are equipped with a sink. The countertops are quartz, and buyers can customize the kitchen, floors, and ceramics according to their tastes. In terms of height, ceilings reach 9 feet on the ground floor, and then vary according to models. For thermal comfort, central heating and heat pump air conditioning are included, as well as an air exchanger; each unit also undergoes an airtightness test to keep humidity at bay. Pre-installation for an electric vehicle charging station is also provided.

For parking, Laval's municipal standard requires a minimum of two spaces per unit, and some models allow a third to be added as an option. To get a concrete idea, two model homes — one of each type — are accessible on site, at 1000 avenue des Bois, ideally by appointment.
Mobility and Daily Life
Beyond the REM, the sector benefits from quick access to highways 13 and 440. Several residents work in downtown Montreal or in the west of the island, particularly in Saint-Laurent, and favor public transportation for these trips rather than automobiles, observes Mr. Raymond. Nearby elementary and secondary schools, as well as local shops, complete a service offering designed to reduce motorized travel in daily life.

Target Clientele
The clientele of Quartier Metta is far from homogeneous. On one side, long-time Laval residents, often older, who are looking to downsize their property after living in large bungalows or cottages with generous lots. On the other, buyers from Montreal or the west of the island, attracted by what the sector has to offer. Young professionals and young retirees thus make up the two profiles most frequently targeted by the project.
Key Takeaways
Quartier Metta is 248 turnkey units with areas ranging from 1,700 to 2,900 square feet, of which approximately 90% are already occupied or under construction. The project strongly emphasizes the Sainte-Dorothée REM station, less than two kilometers away, which allows access to downtown Montreal in approximately 25 minutes. The standard offering is comprehensive — landscaping, central heating, heat pump air conditioning — with a good margin for customization of finishes. The whole is signed by Groupe Trémä, founded by Philippe Marsan, also behind CIM Signature in 1996.
