Located at 308 Crevier Street in Saint-Laurent, Le Noria is a rental project of 421 apartments distributed across four seven-story buildings, LEED certified. Managed since March 1, 2026 by Maître Carré, it offers an all-inclusive formula, quality finishes at an accessible price, and units available now.

A changing sector, a project rooted in its history

Just a few years ago, the land at 308 Crevier Street was an industrial wasteland in a district undergoing complete transformation. Its total decontamination and rehabilitation made possible the construction of Le Noria — 421 units delivered in two phases, completed in 2023. "This former land left abandoned for several years has been completely rehabilitated with the aim of building a complete living environment," summarizes David Fernandez, CFO and Partner at Maître Carré.

Saint-Laurent is Montreal's largest borough at 43 km² — both an economic hub with more than 4,500 businesses and a residential sector undergoing accelerated transformation. Le Noria is positioned just steps from Décarie Boulevard and access to Highway 15. The Du Collège metro station (orange line) is 700 meters away, about nine minutes on foot; the Montpellier REM station is 2.8 km away. Pierre-Elliott-Trudeau Airport is accessible in less than 20 minutes by car. In the immediate neighborhood, an elementary school, a high school, a CEGEP, local shops, restaurants — including Marché Esposito and Moïsai Resto Lounge — and several bus lines complete the area's offerings. Royalmount, the 40 parks and the borough's new sports center are within short distance.

Fixed rent, zero surprises

The all-inclusive formula constitutes Le Noria's central positioning. A single monthly amount covers high-speed internet, electricity, heating, air conditioning, window coverings and six stainless steel appliances — stove, refrigerator, dishwasher, washer, dryer and microwave. "There are no hidden fees to access the gym, pool or anything else," specifies Fernandez. The common spaces included in this rent include a gym, a lounge, a coworking space, an in-ground pool and a landscaped interior courtyard — trees, gardens, pedestrian walkways connecting the four buildings, outdoor furniture.

"We like to see Le Noria as a mini-neighborhood: you can spend your week there, work in the coworking space, receive friends in the lounge, relax at the pool." Indoor parking spaces are added to the rent: $175/month for a regular space, $220/month with charging station for electric vehicles. Two car-sharing vehicles are also accessible via the underground parking.

Certified architecture, well-finished apartments

Forme Studio Architecte (formestudio.ca) designed the complex plans, whose steel and concrete structure is notably dressed with brick facades. LEED certification attests that the construction meets rigorous standards for environmental performance and human health. Heating combines heat pump and electric; air conditioning operates through wall units with condensers on the balconies. Inside, the apartments feature 8'6" ceilings, quartz countertops, ceramic backsplashes and porcelain bathroom floors. Lighting is recessed in living spaces, with a suspended fixture above the dining table. Each unit has a private balcony with glass railings; ground-floor units benefit from a terrace instead.

Fernandez describes the positioning in these terms: "The prices are accessible, without being absolute luxury, but the finish is quality, both in terms of design and architecture." Two elevators serve each building. Access is by magnetic chip with secure intercom; surveillance cameras, sprinklers, smoke and heat detectors, and backup generator complete the equipment. Storage lockers and a bike space are available in the basement.

Maître Carré: managing also means animating

Founded in 2009, Maître Carré has been managing Le Noria since March 1, 2026. The company manages just over 1,000 doors in five rental buildings, has 1,261 units built since its creation and 1,251 under active management.

Developer of the Mellem brand in Montreal and Gatineau, it has piloted 12 projects and won several awards: 2021 Habitat Design award for Mellem Brossard, 2021 DOMUS award for Millen Plaza, ACQ Construire trophy in 2019 for Le Brickfields. On site, a building manager ensures a presence of 40 hours per week and two leasing agents work full-time on location. "We don't just hand over the keys — we're there, we're accessible," summarizes Fernandez. This presence is coupled with regular community programming: year-end parties, brunches during holidays, sports and movie nights in the lounge, pool openings in summer. Tenants are also invited to propose their own initiatives — yoga classes, aquafit sessions among neighbors.

Le Noria welcomes a notable proportion of newcomers, for whom these activities can play a concrete integration role. "The idea is to encourage meetings and create a real social fabric."

Availability and terms

Le Noria primarily targets young professionals aged 25 to 45, but the current composition of residents is more diverse: families, single people, newcomers. "With 421 units distributed across four buildings, we're not addressing a single profile. Our goal is really to create inclusive and diverse communities," indicates Fernandez.

Available apartments range from three and a half to five and a half rooms — studios have all been taken. The minimum lease is 12 months. The leasing office, at 308 Crevier Street, receives by appointment; floor plans are available online.
